Last week at a client’s home in Litchfield Park in Phoenix’s West Valley, I cleaned the carpets for them, and they asked about the tile. They had just had the tile and grout cleaned but the grout looked blotchy with black spots.
My initial reaction was that it might be they had color sealed previously, then cleaning picked up some of the color seal making it look blotchy.
Sometimes it is difficult to tell exactly what the issue is if the home owner doesn’t know what had been done previously.

Here’s More Information About The Grout Restore and Color Seal Process We Use:
1. Inspect the Tile and Grout
Before using any acid-based product, identify the tile and grout type. Acid restoration is generally intended for acid-resistant ceramic or porcelain tile with cementitious grout. Do not use acidic cleaners on marble, travertine, limestone, terrazzo, concrete, or other acid-sensitive stone, because acid can permanently etch and discolor the surface. Test an inconspicuous area first.
2. Remove Dry Soil and Surface Contamination
Vacuum or sweep the entire floor to remove sand, hair, dust, and loose debris. If the floor has significant grease, oils, soaps, or cleaning-product residue, an alkaline pre-cleaning may be necessary. Acid works primarily on mineral-based contamination; heavy oils and grease can interfere with the restoration process.
3. Protect Surrounding Materials
Protect stainless steel, aluminum, painted surfaces, wood, carpet, baseboards, appliances, and nearby furnishings. Acidic solutions can damage metals and many finished surfaces. Technicians should use appropriate gloves, eye protection, footwear, ventilation, and other PPE specified on the product’s Safety Data Sheet.
4. Pre-Wet the Grout and Tile
Pre-wetting is particularly important with cementitious grout. Wetting the surface helps prevent the acidic solution from immediately penetrating deeply into porous grout and helps provide more controlled cleaning.
5. Apply the Acidic Grout Restorer
Professional grout-restoration products are generally preferable to improvising with strong acids. Always dilute and apply the product according to the manufacturer’s label rather than using a universal dilution ratio.
Apply the solution evenly over a manageable section of floor. Avoid allowing the chemical to dry on the surface.
6. Allow Controlled Dwell Time
Give the solution enough dwell time to react with mineral deposits and contamination. Depending on the product, slight bubbling or fizzing may occur on cementitious materials.
The technician needs to keep the area wet and monitor the reaction. More acid or longer dwell time is not necessarily better; excessive exposure can weaken cementitious grout.
7. Agitate the Grout Lines
Scrub the grout with a grout brush, deck brush, orbital machine, or appropriate floor-cleaning equipment. Concentrate agitation on heavily contaminated grout lines, corners, edges, and traffic areas.
8. Extract and Rinse Thoroughly
Remove the dirty solution using a wet vacuum or professional hard-surface extraction system. Then thoroughly rinse the floor with clean water. Complete removal of acidic residue is essential. Follow the restoration chemical manufacturer’s instructions regarding any required neutralization procedure and verify that residue has been removed before proceeding.
9. Inspect the Restored Grout
Once rinsed, inspect the grout for uniformity. Particularly dirty sections may require another controlled treatment rather than making the original application excessively aggressive.
Acid restoration can dramatically improve mineral staining, efflorescence, grout haze, hard-water deposits, and deeply embedded contamination, but it cannot repair grout that is cracked, missing, structurally deteriorated, or permanently discolored throughout its depth.
10. Dry and Seal When Appropriate
Allow the grout to dry completely. If the grout is suitable for sealing, a penetrating grout sealer can then be applied according to the sealer manufacturer’s required drying time. Sealing helps reduce future absorption of spills, oils, soil, and moisture and can make routine cleaning easier.
Why Acid Restoration Works
Normal tile-and-grout cleaning primarily removes material from the surface. A properly performed acid restoration chemically attacks certain mineral deposits and the uppermost contaminated portion of cementitious grout. That’s why badly discolored grout can sometimes be restored when conventional cleaning has reached its limit.
